We offer the following comments: <br /> <br />Zoning and General: The property is zoned Planned Unit Development <br />and is a part of the approved concept plan for Northfork dated January 1, <br />1985. The preliminary plat currently under review proposes to create 37 <br />single family lots on 73.3 acres. <br /> <br />Lot Dimensions and Area: In keeping with the Northfork P.U.D. <br />concept modifications approved in May of t990, all of the lots in Northfork <br />Oaks are at least one acre in size. <br /> <br />Soils: All of the lots must contain a minimum of 27,225 square feet of <br />Class A soils to be deemed suitable for on-site septic systems. SCS soils <br />data needs to be superimposed on the proposed plat to determine if this <br />criterion can be met. Soils in the area are predominantly Class I soils, <br />however, Isan, Rifle, and Muck soilS also exist in the area. <br /> <br />Park Dedication: In accordance with the May 9, 1989 Northfork Park <br />Dedication Agreement, there is no park dedication due in this area of the <br />PUD. <br /> <br />Streets: The lots are proposed to receive public access via the extension of <br />Royal Road from Northfork Oaks to the south and the extension of 162nd <br />from Northfork Third to the west. The street designation should be <br />changed from 159th to Royal Road. There are two cul-de-sacs proposed to <br />extend off of Royal Road; the cul-de-sac extending to the west should be <br />named 162nd Circle N.W. and the cul-de-sac extending to the east should <br />be named 162nd Court N.W. The cul-de-sac lengths do not exceed the 600 <br />foot maximum length standard.
