Case #2

RECOMMEND PARK DEDICATION FOR RIVER/47 PLAZA
By: Parks/Utilities Supervisor Mark Boos

Background:

As the attached Planning Commission case details, representatives of Rum River Properties are
requesting a minor!subdivision for three commercial lots. The 6.5-acre parcel is proposed to be
subdivided into three lots with a private road access to County Road #116 and Trunk Highway
#47.

Observation:

The Commission's recommended Park and Trail Plan does not indicate park needs related to this
property. However, the County Road #116 bikeway/walkway, slated for construction this year,
will s6rvice the lots: (Additional information on this project will be available at the meeting.)

As you will recall, park dedication for commercial/industrial properties consists of the greater of
$1,500 per acre ($9~750) or 5 percent of fair market value (unknown).

Attached for your information:

Planning Ccimmission case dated June 6, 1995, including site location, sketch plan
and staff review letter

Commission action:

Recommend that park dedication for River/47 Plaza be satisfied in cash.

Reviewed by:

City Administrator
Zoning Administrator
Parks/Utilities Supervisor

/kaj

P&R: 6/8/95

Copies also distributed to:.

Mr. Wayne Johnson
Mr. Lowell Wagner

q
