· Subdivisiola - Design Standards § 9.50.30 <br /> <br />bo <br /> <br />,Subd. <br /> <br />a; <br /> <br /> In addition to the abox;e Stage I and Stage II improvements, <br /> additional improvements may be required in the specific <br /> development contract. <br /> Supervision. The installation of the above improvements shall <br /> be under the control and supe.rvision of the City Engineer who <br /> shall specify the manner in which such installations shall be <br /> made. <br /> Monuments. No final plat shall be approved by the Council <br /> unless the owner/subdivider shall have placed and installed <br /> survey monuments of a permanent character at all points as <br /> shown on the final plat as required by the Engineer and County <br /> Surveyor. All federal, state, county or other official bench <br /> marks, monuments or triangulation stations in or adjacent to the <br /> property shall be preserved in precise position. <br /> <br />3. Basi.c.improvements installed by developer. <br /> General Rule. No final plat shall be approved by the Council <br /> unless the owner/subdivider has, at their own expense, complied <br /> with the requirements of this section. <br /> Stage I lnyrovements. <br /> 1. Sanitary Sewer. Sanitary sewer mains and service <br /> connectiOns stubbed in to the property line shall be <br /> installed to serve all lots in the subdivision when the <br /> location of such plat is within an area of the City which is <br /> either being assessed for sanitary, sewer service or for <br /> which such service has been authorized by the Council. <br /> The Council, in its discretion, may waive this requirement <br /> upon a showing that to require the installation of such <br /> sanitary sewer mains within the subdivision would not be <br /> feasible with regard to the extension of existing trunk and <br /> interceptor mains to service the subdivision or that the <br /> particular locations or unusual circumstances of the <br /> proposed plat would cause undue hardship to either the <br /> owner/subdivider or the City. <br /> 2. Streets. Streets shall be constructed which are graded <br /> and paved in accordance with specifications provided by <br /> the City Engineer. <br /> 3. Curb and Gutter. Concrete curb and gutter shall be <br /> installed in those subdivisions where sanitary sewer and <br /> water are required. <br /> 4. Storm Drainage. A system of drainage that will <br /> adequately take care of the water runoff within the <br /> subdivision shall be provided. In the event it is feasible to <br /> connect to existing of proposed storm sewer systems, as <br /> identified in the City's storm drainage plan, storm sewer <br /> mains -within the subdiv, ision shall be installed. <br /> 5. Water. Water mains and service connections stubbed in <br /> to the property line shall be installed to serve ail lots in the <br /> subdivision when the location of such plat is within an area <br /> <br /> <br />
