We offer the following comments: <br /> <br />1. Genera): The proposed plat consists of approximately 85 acres to be developed with <br /> municipal water and sanitary sewer and subdivided into approximately 160 single family <br /> lots. I~is staff's understanding that Mr. Milt Larson, who owns the two parcels located on <br /> the not~aheast comer of the intersection of County Road #116 and County Road #56 is <br /> intere~ed in selling his property for development. The City would encourage working <br /> with hJlr. Larson to plan for the inclusion of his property in the single family residential <br /> devel0Pment. <br /> <br />2. Zoning; The property is currently zoned Industrial and a rezoning will be necessary in <br /> order/to develop it with single family residential lots. The property is in the Meuropolitan <br /> Urb~ Service Area and the pending comprehensive plan amendment targets this area for <br /> mix~ residential use. <br /> <br />3. Lot ~izes and Dimensions: The preliminary plat for the subject property will have to verify <br /> that ~ill of the lots meet the minimum area and dimensional requirements. The minimum lot <br /> widt~ in the R-1 Urban Residential District is 80 feet, or 90 feet on comer lots, and the <br /> min~num lot area is 10,800 square feet. <br /> <br /> In ~difion, DNR Protected Wetland #2-118 is located on the subject property and is <br /> clas[ified as a General Development Water. The preliminary plat will also have to verify <br /> tha~all of the waterfront lots are at least 15,000 square feet in size, 75 feet wide at the water <br /> frontage, and capable' of meeting a structure setback of 50 feet from the Ordinary High <br /> W~er mark. <br /> AcCess to Plgt7 The plat is proposed to have one access on Indfistry Avenue N.W. (County <br /> R~,ad #116) and one access on Ramsey Blvd. N.W. (Couny Road #56). It is Staffs <br /> un ~erstanding that the developer has met with the Anoka County Highway Department and <br /> th~ location of these accesses are based upon the results of that meeting. All lots in the plat <br /> w~>uld be accessed by interior streets and no lots will have direct access onto the County <br /> rc ;ad s. <br /> <br /> <br />
