Architectural Standm'ds: The exterior finish on the structure will be brick to match the existing <br />structure. This is in compliance with City Code. City Code <br />also requires the entire front yard to be sodded ang/or landscaped from the street to the front of the <br />building. <br /> <br />The landscaped area depicted on the site plan that is parallel to Nowthen Blvd. meets the 20 foot <br />depth requirement and and is proposed to be stocked with a combination of deciduous and conifer <br />trees and shrubs. The front yard will be landscaped from the street to the front of the building. <br /> <br />The site plan indicates that the 4 existing, marginal ballfields will be reconstructed into 2 larger <br />fields. However, the proximity of the 2 new fields to the adjacent residences results in the <br />potential for athletic activity to encroach upon the sin~e family lots and adverse impacts to exisimg <br />trees. S~eening is proposed along the south property, line but it dc~-s not appear that the location <br />of the ballfieids will be conducive to a 40 foot wide buffer area for the adjacent residences, tt is <br />recommended that consideration be ~ven to maligning the batlfields to the north to increase the <br />buffer area and that consideration be given to fencing the south'property line to avoid a situation of <br />a~h2etic related activity encroaching onto the neighboring residences. <br /> <br />Off Srr. e. et Parking and Drives - Desi~ i~nct Amgen,: Ramsey City Code does not establish a <br />recommended number of parking spaces for schools. In checking with some of the surrounding <br />corm'nuniries, Staff has found that genera. Ily one parking space per employee and 2 parking spaces <br />per ciassroom are recruited, it is Sta~£s understanding that there will be 40 classes at the school <br />and approximately 110 employees, for a total of 180 parking spaces being recommended.
