The amount of the park <br />dedication .is determined by what rate is in affect on the date of final plat approval; the <br />current rat. dis $800.00 per lot. <br /> <br />Trails: InsCllation of a bituminous trail parallel to 153rd Avenue N.W. from T.H. #47 to <br />C.S.A.H. #$ will be required and is not park dedication credit eligible. The developer will <br />be reimbur~ed at a rate of $6.00 per lineal foot for trail construction from the west <br />boundary of the plat to C.S.A.H. #5. Staff is requesting that the Grading Plan be modified <br />to show th--development of this trail in the right of way of 153rd. <br /> <br />Tree PreserVation and Plonfing Plan: There should be an addendum to the Grading Plan <br />submitted tfiat identifies which trees will be relocated to the west property line, which trees <br />will be pres~, rved and which trees will be destroyed. Language should also be added to the <br />Plan to indicate that there will be one 2-inch diameter tree planted in the front yard of each <br />lot. <br /> <br />The Planning Commission will be meeting at 7:30 p.m. on Tuesday, December 5, 1995, to <br />conduct the public hearing and consider your request for preliminary plat approval of Brands,th.
