In addition, Staff is recommending that the developer be <br />required to pave a 9 foot wide path in these easements south and west to 153rd to facilitate <br />travel by emergency vehicles. The developer is also being requested to pave this trail to the <br />east to conngct with the existing trail. The City will reimburse the developer for paving the <br />trail to the ~.ast at a rate of $6.00 per foot. The City needs to resolve with the Developer <br />how the tray will extend to the east to connect with the existing trail system: i.e., can the <br />trail traverse the lake easement to the east? <br /> <br />o <br /> <br />Drainage and Easements: The drainage plan calls for the installation of a storm sewer <br />down the 16ngth of Itasca Circle. This storm sewer will collect runoff from the Itasca <br />Circle as w~ll as from approximately 500 feet of Andrie Street between 153rd and Itasca <br />Circle. This will improve the drainage situation further down Andrie Street. The rear <br />yards of Lo~ts 1 through 6 drain overland into Lake Itasca. The rear yards of Lots 7 <br />through 11 dan be drained to a storm sewer manhole located in the rear yard of Lot 8. This <br />storm sewe~line will carry drainage from a section of 153rd Avenue. The existing storm <br />pipe terminates a short distance north of 153rd Avenue and it continues to transmit runoff <br />through a di[ch. This ditch system should be replaced with a closed conduit storm sewer. <br />Finally, a s{dimentation pond is provided for runoff from all paved surfaces prior to <br />discharge inio Lake Itasca. It is recommended that this sedimentation pond be relocated <br />from the rear of Lots 4 and 5 and be placed adjacent to Itasca Circle to better facilitate <br />cleaning without disturbing homeowner landscaping. ' <br /> <br />Tree Presei'vation and Planting Plan: Language should be added to the Grading <br />Plan to reflect that there will be one 2-inch diameter tree planted in the front yard of each <br />lot. Care shtuld be taken to preserve the wooded areas in the northeast comer of the plat. s <br /> <br />The Planning Comn~,'ssion will be meeting at 7:30 p.m. on Tuesday, December 5, 1995 to conduct <br />the public hearing ~d consider your request for preliminary plat approval of Northfork Itasca <br />Shores.
