WHY DO WE CONSiDeR TI-IlS, A REASONABLE REQ,LTEST? <br /> <br /> The variance request, ed w.ould a~low this second lot to be created under the <br />same conditions as the first and using the same approved roadways° There exists <br />one single residence on the 2'7 acres with no adjacent public road asse~s and we are <br />simply asking for an identical variance allowing one additional 4-acre lot. <br /> <br /> 1. We are able ~o property maintain the roadway. The residence of <br />14 years and has maintained both the paved roadway and the easement that <br />entire time. The owner has either hired a service or kept it personally. This <br />would continue to be the case, Why? Because anyone living there would <br />have to do this in order to get in and out. Also, we are farmers with years of <br />experience main'~aining both class 5 and asphalt r.~ads and possess the <br />equipment and know-how to do it ourselves. Solid references available in <br />neighboring counties. See attached photo of John Deere tractor with 8-foot <br />snow blower and 8 foot Meyer plow. Box scraper also available, That tractor <br />would be ded;~cated to this properV, <br /> <br /> 2. The qu:fl~v of the road and easement. For the life of the residence, <br />the easement and rcadway have'existed with no cause for any difficulty in <br />safe~ or public accessibility hazards. Dean Kapler, fire chief and public <br />works director, spoke wRh us concerning the quality of the existing system. <br />He mentioned that he was very familiar with that particular roadway, as <br />they have practiced fire .drills specifically to this residence and he knew that <br />his largest safeU vehicles eau pass adequately. He offered to drive his largest <br />fire truck to the road to ver~v with pictures the ease of passage with the <br />clearance of 12- foot tfigh x 12 -foot wide on both sections paved and gravel. <br />Upon leaving the meeting he gave us his business card and cell phone <br />number, offering to have all questions regarding emergency vehicle access <br />and safe~ about ~his properl-2 forwarded d~reetty to him. <br /> <br /> 3. Caretaker Theory. The variance for public road easement should <br />allow us to subdivide. This is not being done for financial reasons but <br />because of whom ~ve w~uld be selling to. Our daughter, Karen Glosimodt, <br />and her husband, David (20 year mechanic) would be purchasing the <br />property and then building. It has been slaggested that a variance was <br />granted within one mile of this property for a single home acreage to add a <br />caretaker's house. The)' ah-cody mow our lawn and service our machinery. Is <br />this a factor that we should mention? <br /> <br /> 4. Location. The variance that is in place for the existing house is <br />located an the southeas~ end of the proper~ The added second parcel is <br />pro,iected for the northeast end of the property:. The entrance to the <br />proper~ touches the northernmost interior edge af ~he additional parcel. <br />This means only half of the already existing approved road system is <br />required f~r th~s variance. <br /> <br /> <br />
