5. Ramsev! The recent studies have indicated a growth boom starting <br />and spreading through Ramsey. What does that have to do with our request <br />for a variance? The 40-acre plot of land that our easement passes through is <br />on the cutting edge of Ramscy's developing area. Last year the city changed <br />the land restrictions fram 10-acre minimum parcels to 2.5 minimum acre <br />parcels - which means the area immediately north of our 27 acres should <br />soon be developed. Upon its deveaopment, ail need for this variance will <br />disappear. We simply ask for grace for the interim period. <br /> <br /> 6. The logic and the i~ositionin~. The already created 4-acre lot is <br />seemingly acceptable to the city, the counW and the DNR. It is positioned in <br />an appropriate manner to accept a home with the required set backs and has <br />utilities running through the property. It is positioned squarely in the middle <br />of a fully developed line .of houses - 3 from the cul-de-sac on the north. The <br />wetland is impassable and covers the full south and west edge o£ the <br />property. Houses exist past the wetland. The Rum runs on its east side. The <br />only possible entrance is established on the north. Thus, we request this <br />variance with an offer. We voluntarily dedicate the necessary footage to <br />match the soon to be developed road per the ei~ recommendations we have <br />received. There seems to be little resistance to the thought of the completed <br />idea of the 4-acre lot with a home - the issue is the allowance of this variance <br />for r~md access. Please allow us ~he variance- meaning the continued use of <br />this established, functioning and public-safety accepted road. The variance <br />for both parcels would be the same as the one that has properly serviced the <br />27 acres for the last t4 years. <br /> <br /> 7. Engineering lssnes of current road passage, Next, we spoke with <br />Stcven J.' JankowskA, city engineer for Ramsey, and asked him about issues <br />that could help or hinder the granting of the variance. He indicated that the <br />continuation of the road, Erkium, needed to be assured with a letter of credit <br />and letter of luCent indicating the designation of land for proper roadway <br />use. There is enough open land adjacent to existing roadway that we have <br />the ai~ili~ to strafighten ar curve road to match or enhance development <br />road. <br /> <br /> 3. Dedication ~f roadway statement. In conjunction with our request, <br />we will volunteer the dedication of a 66-foot wide roadway including a 60 <br />flint radius cul-de-sac with a letter .of credit to assure all that both lots will <br />completely satisfy ail rutes, .codes and regulations upon the development of <br />the future raad. <br /> <br />15 <br /> <br /> <br />
