Shadetree Construction was instructed that they need a revised site plan approved by the City of <br />Ramsey. The 40' height to peak of roof conforms to the 35' height restriction because now code <br />reads that height is measured to mean gable height. Staff has reviewed the revised elevations and <br />floor plans and finds them acceptable. Shadetree is requesting that all 16 units (Lots 5-20, Block <br />2, Alpine Meadows) be allowed to be built to the style shown on the plans. He indicated the <br />units exceed the minimum floor space requirements and meet the exterior material requirements <br />for the R-2 MediUm Density Zoning District. It should be pointed out that the units are still <br />contained in the 10ts as originally platted and there is no difference in the setbacks of the units. <br />He noted he is disappointed this unit was half built before Staff became aware of the change. <br /> <br />Commissioner Brauer asked what would happen if the City says they cannot build this unit. <br /> <br />Assistant Community Development Director Trudgeon indicated they would have to take it down <br />and build what was approved. <br /> <br />Commissioner W~tson asked if the density was remaining the same and Principal Planner <br />Trudgeon indicated the density does not change. <br /> <br />Chairperson Nixt asked what changed to encourage this redesign. <br /> <br />Mr. Mark Strand, :representing Shadetree Construction indicated it was based on feedback from <br />prospective buyers going through their models. <br /> <br />Commissioner Brauer asked if they were aware it needed to be cleared with the City. <br /> <br />Mr. Strand indicated that in other communities, they have been able to change the design of the <br />building without issue as long as the structure remained within the approved footprint. <br /> <br />Chairperson Nixt :noted this is abutting a neighborhood that was very active in watching this <br />development. He indicated the transition is a fence, with some berming. <br /> <br />Ms. Pomeroy asked what will be directly west of this building. <br /> <br />Mr. Strand stated ithis will be similar to the last units that went up, which are two stories. He <br />indicated the locations of the ramblers on the plat. <br /> <br />Ms. Pomeroy asked if they were really intending to put three-story buildings across from <br />ramblers. <br /> <br />Mr. Strand stated they have done it in other areas and it has worked well; it breaks up the street <br />and adds character. <br /> <br />Ms. Pomeroy indicated the sound wall does not even cover the garage doors. <br /> <br />Mr. Strand noted it would not on any design, as the garage doors are all the same height. <br /> <br />Planning Commission/September 4, 2003 <br /> Page 3 of 20 <br /> <br /> <br />
