We offer the following comments: <br /> <br />General: The site plan is proposing to develop a Recreational Vehicle sales lot on Lots 3, 4, 5, <br />and 6, Block 2, and Lots 3, 4, 5, and 6, Block 5, Alpaca Estates. The site is generally located on <br />Riverdale Drive at Alpaca Street and U.S. Highway 10. <br /> <br />Zoning: The site is currently zoned B-2 Business; RV sales lots are a permitted use in this <br />district, <br /> <br />Lot Coverage: The site plan proposes to place the operation on four adjacent lots on the north <br />side of Riverdaleand four adjacent lots on the south side of Pdverdale, with the majority of the <br />sales lot on the north side of Riverdale Dr/ve. The proposed building will be located south of <br />Riverdale Drive and is 18,900 square feet in size, which results in. a lot coverage of <br />approximately 8% (the maximum allowed under City Code is 35%). <br /> <br />Accessory Use: Open and outdoor storage of goods for sale and rental is an approved accessory <br />use in the B-2 zoning district. <br /> <br />Utilities: The facility will be served by on-site sewer and water facilities. Primary and alternate <br />drainfield site areshown on the submitted plans. It is also City policy to include a term in the <br />Development Permit ~br commercial developments outside the Metropolitan Urban Service Area <br /> <br /> <br />
