westerly access to the west property line for the purpose of merging it with the access for <br />the adjacent property to the west and thereby eliminating one access onto Hwy. #10 in this <br />vicinity. <br /> <br />The Developer is intending to provide a 30 foot wide private easement along the south <br />boundary of all 4 lots. The purpose of this private easement is to provide all 4 lots with <br />ingress/egress capabilities to both accesses. <br /> <br />Drainage and Utility Easements: Be advised that no public storm system currently exists to <br />provide an outlet for storm water on the property. It is suggested that an area be dedicated <br />for the construction of a sump to hold stormwater. To accommodate this, the City <br />Engineer recommended establishing a minimum 60 foot drainage and utility easement along <br />the northern boundary of Lots 1 and 2. This easement would also serve to protect an area <br />for future development as a service road in the event the State purchases access rights onto <br />Hwy. #10. The applicant has indicated that the 60 foot drainage and utility easement will <br />significantly reduce the developability of the property and has proposed no drainage and <br />utility easement along the north boundary. <br /> <br />Standard 10 foot drainage and utility easements should be provided along all other property <br />lines. <br /> <br />6. park De6icari0n: Park dedication will consist of a cash payment of Sl,500 per acre. The <br /> existing developed parcel (Lot 4-) is exempt from park dedication requirements. At $t500 <br /> per acre - the park dedication would be $3,705.00 (2.47 acres x $:1500). <br /> <br />The City Council will be meeting at 7:00 p.m. on Tuesday, Jul), 26, 1994, at the Ramsey <br />Municipal Center, 1515.3 Nov,,then Blvd. N.W., to consider your request for final plat approval of <br />Guy Addition. I suggest that you, or your representative, be present at the meeting to answer any <br />questions that may arise.
