CASE <br /> <br />REVIEW PLANS FOR ANOKA COUNTY COMMUNITY ACTION PROGRAM <br />(ACCAP) HOUSE <br /> By: Zoning Administrator Sylvia Frolik <br /> <br />Background:I <br /> <br />In accordance with the Community Development Block Grant Prqject to allocate funds to ACCAP <br />for the purchase of a lot in Ramsey on which to build a home for a low/moderate income family, <br />ACCAP has submitted the proposed house plans for Council review. As you ma3, recall, the <br />selected lot for the construction is Lot 3, Block 5, Beaudry's 2nd Addition. <br /> <br />The following items are enclosed for your information: <br /> <br />a) Site location map <br />b) House plans <br /> <br />Observations:, <br /> <br />City code requires a minimum of 912 square feet of living area on the main floor of a split level <br />home in the R)I Rural Residential District. The home proposed by ACCAP and Jernell <br />Construction, th° selected builder, is a 3 befiroom/1 bath home with 1,228 square feet on the main <br />level. The loweg, level provides expansion space for 2 more bedrooms, a family room and an <br />additional bath .... <br /> <br />As a brief recap, the CDBG project involved the City of Ramsey allocating I7,922.00 to ACCAP <br />to be used to pur!:hase a lot on which to build a home for which a low/moderato income family <br />would qualify fo~ a mortgage. ACCAP in turn would pm-chase a lot in Ramsey fnat is owned by <br />the City. The Civ would use the proceeds from the sate of the lot to cover specified expenses such <br />as closing costs, p:ercolation tests, certificate of survey, tire expenses, etc. Below is a summary of <br />the project costs ahd revenues: <br /> <br />Revenue fi'om sale of lot <br /> <br />$17,922.00 <br /> <br />Deduct: <br /> <br />City's acquisition cost for lot <br />Closing costs <br />Percolation tests <br />Removal of debris from lot <br /> <br />$8,807.55 <br />$656.40 <br />$225.00 <br />$373.50 <br /> <br />Anticipated Expenses yet to be paid by City: <br /> <br />Legal fees and Quiet Tire action <br />Certificate of Survey <br /> <br />$2,000.00 <br />$5OO.O0 <br /> <br />Estimated Remaining revenue from sale of lot: <br /> <br />$5,359.00 <br /> <br /> <br />
