Monthly Status Report <br /> <br />Complete <br /> <br />Complete <br /> <br />Pending <br /> <br />Complete <br /> <br />~/2t94 <br /> <br />8/2/94 <br /> <br />8~2/94 <br /> <br />8/2/94 <br /> <br />Submit letters received from David and Karen Henke, Rita and <br />Linus Hoeschen, and Lee Etta Coe Golden, along with the letters <br />on page 5 and 6 of the agenda, into the record for the public hearing <br />of Gordon Hicks' request for a CUP to store commercial vehicles <br />and equipment in the R-1 Rural Residential District. <br /> <br />Findings of Fact - Gordon Hicks' request for a CUP to store <br />commercial vehicles and equipment: The Planning Commission <br />approved 1-13, and directed Staff to amend the following: (14) <br />"That the proposed use will be detrimental to persons residing <br />or working in the vicinity of the use, or to the public welfare." (15) <br />"That the proposed use will substantially adversely impair the use, <br />enjoyment or market value of any surrounding property." (16) <br />"That the proposed use will not be harmonious and in accordance <br />with any specific objectives of the Comprehensive Plan." (17) <br />"That the proposed use may be operated and maintained so as to be <br />harmonious and appropriate in appearance with the existing or <br />intended character of the general vicinity and such use will change <br />the essential character of the area." (18) "Tlmt the proposed use <br />will increase traffic to and from the subject property." (18) "That <br />the proposed use will be disturbing to existing or future <br />neighboring uses." (19) "That the proposed use will not be a <br />substantial improvement to the property in the immediate vicinity <br />and to the community as a whole." (20) "That the proposed use <br />will not create excessive additional requirements at public costs <br />for public facilities and services, and it will not be detrimental to <br />the economic welfare of the community." (21) "That as <br />proposed, the use will not involve activities, processes, <br />equipment and conditions of operation that will be detrimental to <br />an), persons, property, or the general welfare by reason of <br />excessive production of traffic..,' noise, smoke, fumes, glare or <br />odors." (22) "That the proposed use will not be consistent with <br />the intent and purposes of Section 9.03.04 (Conditional Use <br />Permits) of the Ramsey City Code." Add a finding to read "That <br />the applicant's representative stated that employees do <br />come and go from the subject property." The Planning <br />Commission voted to recommend that City Council adopt the <br />amended findings of fact relating to Gordon Hicks' request for a <br />conditional use permit. The Planning Commission voted to <br />recommend that City Council den), Gordon Hicks' request for a <br />conditional use permit based upon the negative findings of fact. <br />Forward to City Council. <br /> <br />The Planning Commission voted to recommend that the developer <br />proceed to apply for preliminary plat approval of Willow Ridge, <br />based upon discussion and City Staff review letter dated July 27, <br />1994. <br /> <br />The Planning Commission voted to recommend that City Council <br />grant preliminary plat approval to Chestnut Ridge 2nd Addition <br />based on discussion and contingent upon the developer's <br />compliance with City Staff review letter da~ed July 27, 1994. <br />Forward to City Council. <br /> <br /> <br />
