Page Five THE ZONING REPORT <br /> <br />Sample text <br /> <br />We divide the sample text into three parts; (1), <br />parking ratios for industrial/employment uses; <br />(2), standards for industrial-use parking re- <br />quirements; and (3), rideshare programs, bicycle <br />and other parking options and requirements. <br /> <br />Parking ratios for <br />industrial/employment uses <br /> <br />"For shopping centers, or other tracts where <br />different property uses will share a joint park- <br /> <br /> lng area, the parking requirements shall be <br /> computed based upon the overall development. <br /> Shopping centers [and multi-tenant industrial/ <br /> employment pro~ects] containing not more than <br /> 200,000 sq ft of GLA shall have a minimum of <br /> 6 spaces per 1000 sq ft of net floor area. <br /> Shopping centers [and multi-tenant industrial/ <br /> employment projects] containing more than <br /> 200,000 sq ft of GLA shall have a minimum of <br />· 5.5 spaces per 1000 sq ft of net floor area. <br /> "Parking Group Table" [parking group number <br /> applicable to possible industrial and employ- <br /> ment uses]: <br /> Group ~ 7: Three spaces for each five employ- <br /> ees on the largest shift, or one space per 600 <br /> sq ft of GFA, whichever is greater. -- For all <br /> basic industrial uses by SIC number in use ta- <br /> ble, intensive industrial repair services and <br /> <br />research la boratories. <br />Group ~, 8: Four spaces for each five employ- <br />ees on the largest shift, or one space per 1000 <br />~q ft of GFA, whichever is greater. -- All <br />wholesale uses, building materials, garden sup- <br />ply and mobile home sales, and lumber dealers. <br />Group ~ 20: One space for each 1000 sq ft of <br />non-office floor area plus one space for each <br />300 sq ft of office area. -- Motor freight, <br />transportation and warehousing. <br />[Beaumont TX] <br /> <br />[Parking requirements table has two columns <br />for parking required for each use.
