do <br /> <br />trail(s) and associated improvements at a rate determined by the City <br />Engineer. <br /> <br />Complete, construct, and pave walkways which may be required aa a <br />trail link connector in accordance with City Standards. Such <br />walkways may be within or abutting residential street fight-of-ways. <br />No park dedication credit will be given for these connecting links or <br />construction thereof. <br /> <br />Establish park boundary comers for the purpose of erecting park limit <br />signs. Monuments of permanent character shall be placed by the <br />subdivider at all angle and curve points on the outside boundaries of <br />all public property. <br /> <br />Provide sufficient public road access and surfaced parking facility ~ <br />deemed appropriate by the Park and Recreation Commission after <br />consideration of the recommendation of the City Engineer for <br />neighborhood parks and community parks. <br /> <br />The subdivider shall submit a topographical, site, grading and <br />landscape plan prepared by a registered engineer or landscape architect <br />to the City for approval during the preliminary plat process. <br /> <br /> : Subd. 10. Agreement as to dedication. Agreements as to the <br />requirements~in {}9.50.3'7 shall be made as part of a performance contract presented for <br />approval alor~g with the final plat. Failure of the City Council and subdivider to reach <br />agreement regarding the matters in §9.50.37 above shall constitute denial of the plat. <br /> <br /> Subd. 11. Exceptions. In the case of a request to divide a lot <br />which is a payt of a recorded plat where the division is to permit the adding of a parcel of <br />land to an abi~tting tot which does not create a new buildable lot, the subdivider shall be <br />exempt from complying with any procedural requirements of this ordinance. <br /> <br /> Subd. 12. Application to minor subdivisions. In the event of <br />a minor sub,vision, the provisions of this Chapter shall apply to the new lots being created <br />rather than th~ gross area being subdivSded. <br /> <br />Subd. 13. AppIication to resubdivision. <br /> <br />In the event of a resubdivision of a parcel for which park dedication <br />requirements have previously been met, no additional park dedication <br />requirements shall be imposed as a result of the resubdivision <br />providing the overall density of development of thc parcel remains the <br />same as the density allowed under the zoning in effect at the rime of <br />the initial subdivision. <br /> <br />bo <br /> <br />In the event that park dedication requirements were met through the <br />use of a fee per dwelling unit or based on the value of the <br />improvement, additional park dedication shall be made for each new <br />lot created under resubdivision. <br /> <br />The park dedication fee shall be based on the specified contribution <br />per dwelling unit for residential properties resulting from the <br />resubdivision. <br /> <br />9.50.50 Construction of Improvements <br /> <br /> <br />
