Becker <br />15238 Adams Street N.W. <br />Elk River MN, 55330 <br /> <br />RE: PROPOSED SERVICE ROAD <br /> <br />Dear Mr. Becker: <br /> <br />The City is considering the possibility of constructing a service road along Highway #10 in the <br />location of 153rd Avenue N.W. As the attached map shows, this service road would allow for <br />better use of the existing properties and the possible creation of additional commercial lots for <br />development. On the attached map, I have roughed in a possible location of the road in relation to <br />the existing buildings and properties. Keep in mind that this alignment is veo' general and may be <br />changed depending upon input from the affected property owners. <br /> <br />The City has estimated that the cost of this roadway will be between $40 and 250 per foot. This <br />includes the costs of a 24 to 40 foot wide pavement, curb, gutter, and storm sewer improvements. <br />The Chv has estimated that the cost of right-of-way acquisition would be quite minimal, which <br />would keep this cost closer to the lower end of the estimated range. This assumption is based <br />upon the additional value brought to the existing and newly created properties. An), funds used to <br />construct the roadway will have to be recovered through assessments or some other source. <br /> <br />You should review the proposed roadway. The City will be conducting an informational meeting <br />on Ma), 26, t994 at 6:00 p.m. This meeting wiI] be at the Ramsey Municipal Center, located at <br />15153 Nowthen Boulevard N.W.
