Antila: <br /> <br />This case was deleted from the agenda because of lack of information. <br /> <br />Case g'7: Request For Sketch Plan Review Of Cedar Acres Addition; <br /> Case of Good Value Homes And Aradco, Inc.: <br /> <br />Mr. Banwart stated that Cedar Acres is a joint proposal by ARADCO, Inc. and Good Value <br />Homes. The plat consists of 27 urban residential lots and 1 commercial lot on <br />approximately 11 acres of land located south of Hunter's Hill. The development of the plat <br />will also serve to provide a southwest access to Sunfish Lake Blvd. from Cedar Hills and <br />Chestnut Hills. The property is currently zoned I-1 Industrial and City Staff is <br />recommending that it be rezoned to R-1 Urban Residential, B-1 Business and Multi Family <br />to serve as a buffer to adjacent industrial property. <br /> <br />Commissioner Deemer noted that there is currently a Conditional Use Permit on the subject <br />property for grading and excavating. <br /> <br />Chairman Zimmerman noted receiving a letter from Liliana and John Heinen dated April 3, <br />1990, opposing the proposed plat of Cedar Acres. <br /> <br />John Heinen - 6370 143rd Lane N.W. - Stated that he would rather the subject property <br />remain as industrial than develop with urban size lots and small homes. The residents of <br />Hunter's Hill have been penalized enough with the landfill and the development of low <br />income housing being developed in his back yard does not meet his standards of <br />acceptability. John noted that there are also drainage problems in the area. He also noted <br />that Hunter's Hill never got the 20 foot buffer zone, trees and improvement drainage that <br />were promised when the conditional use permit for grading and excavation was granted. <br /> <br />Sharon Dahlgren - 6328 143rd Lane N.W. - Confh'rned that there is a serious drainage <br />problem in the subject area. <br /> <br />It was suggested that representatives of Cedar Acres meet with concerned residents to <br />resolve drainage concerns. <br /> <br />Wally Anderson of ARADCO, Inc. was present and stated that there is a sufficient amount <br />of soil on the property and importing soils will not be necessary during the grading <br />process. <br /> <br />Commissioner Hendriksen stated that the Commission should be provided with a history of <br />the conditional use permit for grading and excavating issued to the subject property and a <br />report of the intended end use, if any, for the soil stockpiled on the property. <br /> <br />Motion by Commissioner Hendriksen and seconded by Commissioner Terry to table sketch <br />plan approval of the proposed Cedar Acres plat pending the submittal of additional <br />information and a meeting between the developers and residents to address drainage <br />concerns. <br /> <br />Planning and Zoning Commission/April 3, 1990 <br /> Page 7 of 10 <br /> <br /> <br />
