Case #6: <br /> <br />Request For Preliminary Concept Approval For The Amended <br />Northfork P.U.D. (5th Addition) (West Of Andrie Street N.W. <br />And South Of 153rd Avenue N.W.); Case Of North Fork, Inc.: <br /> <br />Mr. Dennis Peck proceeded to review the concept plan for Northfork 5th Addition. Mr. <br />Peck indicated that the average lot size in the Addition is 1.8 acres but there are 21 lots that <br />are less than 1.5 acres in size. Those lots could be expanded if the golf course was made a <br />part of those lots through easements, but the developers feel it is more prudent to have the <br />lots defined separate from the golf course. Narrower streets were proposed in order to <br />achieve a country lane effect but the City Engineer and the Public Works Superintendent <br />have recommend meeting street width requirements in accordance with City Code. <br /> <br />R. Smiley, Jim Manthis, Harry Schroeder and Joe Goldstrand,the developers of the golf <br />course and club house, were present and reviewed the plans for the golf course and club <br />house with the Commission. <br /> <br />Commissioner Deemer doubted that 243 parking spaces was sufficient for the golf course <br />and club house but it was determined that this feature could be resolved at the time site plan <br />approval is sought for the club house. <br /> <br />The Commission proceeded to review the City Engineer's report dated April 24, 1990. <br />Mr. Peck referred to Item g9 in the City Engineer's report regarding drainage overflow into <br />railroad right-of-way and indicated that the developers have chosen to go with all ponding <br />areas and no overflows. <br /> <br />Mr. Peck then reviewed the multi-use trail system route through Northfork. <br /> <br />Commissioner Deemer indicated that it may be necessary to create a parcel for the club <br />house proper and parking lot and rezone accordingly. It was suggested that City Staff <br />research how the club house development at Rum River Hills Golf Course was processed. <br /> <br />Chairman Zimmerman stated that it was his understanding that the golf course development <br />was approved in conjunction with the concept plan and PUD rezoning approval. <br /> <br />Motion by Commissioner Bawden and seconded by Commissioner Hendriksen to <br />recommend that City Council approve the preliminary plat of Northfork 5th Addition <br />contingent upon compliance with items contained in the City Engineer's report dated April <br />24, 1990. <br /> <br />Motion carded. Voting Yes: Chairman Zimmerman, Commissioners Hendriksen, LaDue, <br />Bawden, Deemer, Terry and Thorud.
