Commissioner Deemer stated that according to the plans, the trunk lines will be aligned by <br />but not much Gorhams Sandy Acres. <br /> <br />Jean Schlueter - Noted that there is not much distance between where the trunks are <br />proposed to be aligned and the cul-de-sac at the southern end of Rum Acre Estates. Metro <br />Council could force Rum Acres to connect to the services because of the proximity of the <br />trunk lines and the age of area on-site systems. <br /> <br />Mr. Banwart replied that if there are high instances of septic system failure, then the <br />remedy would have to be sewer and water. <br /> <br />Dorothy Stadfelt - Inquired about the two year hook up requirement and related regulations. <br /> <br />Mr. Banwart stated that even if all the people in Rum Acres petitioned for sewer and water, <br />the City could not provide it because Rum Acres is not in the MUSA boundary. <br /> <br />Commissioner Deemer stated that if and when Rum Acres gets sewer and water, the <br />residents have two years to connect to the services and 10-15 years to pay the assessment. <br />Lots would also be eligible for subdivision to urban size. Lots are proposed in Juniper <br />Woods at a density of .44 of an acre; if Rum Acres gets sewer and water and subdivides, <br />the density would be .50 of an acre. <br /> <br />Terry Richert - Inquired if there are any other major exits proposed from Juniper Woods <br />other than 153rd. <br /> <br />Commissioner Deemer stated that Juniper Woods streets are proposed to connect with <br />150th on the west and Juniper Ridge Drive on the east; it is supposed that these streets will <br />funnel traffic to 153rd and out to Hwy. 47. <br /> <br />Terry Richert - Inquired as to how the residents can get the speed limit reduced on 153rd. <br /> <br />Mr. Banwart suggested that the residents contact the Police Chief regarding speed limit <br />compliance. <br /> <br />John Christensen - 15220 Waco Street N.W. - Inquired why Juniper Woods can't develop <br />with 1/2 acre lots versus 1/3 acre lots in order to be consistent with what existing rural 1 <br />acre lots will be able to subdivide to when sewer and water becomes available. <br /> <br />Commissioner Deemer noted that the current proposed density for Juniper Woods is .44 <br />acres which is only 6/100ths from .50. <br /> <br />Resident - 15030 Waco - Inquired as to the cost of sewer and water improvements per lot; <br />costs for improvements in Champlin were $16,000-$20,000 per 1/2 acre. <br /> <br />Mr. Banwart replied that a feasibility report is being ordered; there are no figures available <br />at this time.
