1438 water supply and sewage treatment systems must be <br />1439 centralized and designed and installed to meet or exceed <br />1440 applicable standards or rules of the state department of <br />1441 health and this subdivision. On -site sewage treatment <br />1442 systems must be located on the most suitable areas of the <br />1443 development, and sufficient lawn area free of limiting factors <br />1444 must be provided for a replacement soil treatment system for <br />1445 each sewage system; <br />1446 2. Dwelling units or sites must be clustered into one or more <br />1447 groups and located on suitable areas of the development. <br />1448 They must be designed and located to meet or exceed the <br />1449 following dimensional standards for the relevant shoreland <br />1450 classification: setback from the ordinary high water level, <br />1451 elevation above the surface water features, and maximum <br />1452 height. Setbacks from the ordinary high water level must be <br />1453 increased in accordance with this subdivision for <br />1454 developments with density increases; <br />1455 3. Shore recreation facilities, including but not limited to <br />1456 swimming areas, docks, and watercraft mooring areas and <br />1457 launching ramps, must be centralized and located in areas <br />1458 suitable for them. Evaluation of suitability must include <br />1459 consideration of land slope, water depth, vegetation, soils, <br />1460 depth to groundwater and bedrock, or other relevant factors. <br />1461 The number of spaces provided for continuous beaching, <br />1462 mooring, or docking of watercraft must not exceed one for <br />1463 each allowable dwelling unit or site in the first tier <br />1464 (notwithstanding existing mooring sites in an existing <br />1465 commercially used harbor). Launching ramp facilities, <br />1466 including a small dock for loading and unloading equipment, <br />1467 may be provided for use by occupants of dwelling units or <br />1468 sites located in other tiers; <br />1469 4. Structures, parking areas, and other facilities must be treated <br />1470 to reduce visibility as viewed from public waters and adjacent <br />1471 shorelands by vegetation, topography, increased setbacks, <br />1472 color, or other means acceptable to the local unit of <br />1473 government, assuming summer, leaf -on conditions. <br />1474 Vegetative and topographic screening must be preserved, if <br />1475 existing, or may be required to be provided; <br />1476 5. Accessory structures and facilities, except water oriented <br />1477 accessory structures, must meet the required principal <br />1478 structure setback and must be centralized; and <br />40 <br />
