If in a group of two or more contiguous lots under single <br />2138 ownership any individual lot does not meet the lot width requirements <br />2139 of this Code, such individual lot cannot be considered as a separate <br />2140 parcel of land for purposes of sale or development, but must be <br />2141 combined with adjacent lots under the same ownership so that the <br />2142 combination of lots will equal one or more parcels of land each <br />2143 meeting the lot width requirements of this Code, except that such lots <br />2144 which meet or exceed 60 percent or more of the lot width standards <br />2145 of these regulations may be considered as a separate parcel of land <br />2146 for the purpose of sale or development, if on -site sewage disposal <br />2147 systems can be installed so as to comply with these regulations. <br />2148 <br />2149 b. Nonconforming uses. <br />2150 1. Nonconforming uses. Uses which are prohibited by this <br />2151 subdivision but which are in existence prior to the effective date of the <br />2152 ordinance from which this subdivision is derived shall be <br />2153 nonconforming uses. Such uses shall not be intensified, enlarged, or <br />2154 expanded beyond the permitted or delineated boundaries of the use <br />2155 or activity as stipulated in most current permit issued prior to the <br />2156 adoption of the ordinance from which this subdivision is derived. <br />2157 <br />2158 2. Nonconforming sanitary systems. All sanitary facilities <br />2159 inconsistent with the performance standards of other applicable local <br />2160 ordinances and the minimum standards of MPCA shall be brought <br />2161 into conformity or discontinued within five years of the date of <br />2162 enactment of the ordinance from which this subdivision is derived or <br />2163 other applicable ordinances. <br />2164 <br />2165 (5) Substandard uses. All uses in existence prior to the effective date of <br />2166 enactment or amendment of the ordinance from which this subdivision is <br />2167 derived which meet the allowable use criteria within the newly established <br />2168 land use district provisions of this subdivision, but do not meet the minimum <br />2169 lot area, setback, or other dimensional requirements of this subdivision are <br />2170 substandard uses. All substandard uses, except for substandard signs, shall <br />2171 be allowed to continue subject to the following conditions and exceptions: <br />2172 a. Any structural alteration or addition to a substandard use that will <br />2173 increase the substandard dimensions shall not be allowed. <br />2174 <br />60 <br />
