Site Plan Review: Town Center Gardens <br />May J0. _002, Revised June 2~, 2003 <br />Page 2 of 5 <br /> <br />The table below indicates City Code requirements for private street lengths: <br /> <br />Maximum private street length without a 200 feet <br />turnaround provided <br />Maximum private street length with a turning 300 feet <br />~rovision provided <br />Maximum private street length with a cul-de- 600 feet, when exceeding the 300 foot length <br />sac provided requirement, the private street width must be 32 <br /> feet. <br /> <br />The private streets as shown on the revised site plan comply with City Code. <br /> <br />Townhouse Design: Staff has received architectural elevations and floor plans for the un/ts. The <br />development is proposing three different townhouse styles (back to back units, rowhouse units, <br />and new urban/st style). Staff has reviewed the locations and elevations of the units and note that <br />the units have been redesigned to present a. more "pedestrian friendly" layout along County <br />Highway 116 as directed by previous City review. Staff finds the revised layout acceptable. <br /> <br />Townhouse Size: The site plan is proposing six and eight unit buildings. City Code requires <br />town_house un/ts to be a certain size based on the number of bedrooms the unit will have: <br /> <br />1 bedroom 700 square feet <br />2 bedroom 800 square feet <br />3 bedroom 960 square feet <br /> <br />k appears that the units will significantly exceed the minimum standards, but Staff is unable to <br />determine the exact square footage from the information provided. Please provide detail about <br />the square footage of t2te units. <br /> <br />Setbacks: The proposed development is subject to the following setbacks: <br /> <br />Building setback from public street ] 25 feet ' <br />right of way <br />Building setback from private street [ 25 feet <br />Building setback from exterior 30 feet <br />development boundary line <br />Setback from building to building 20 feet <br /> <br />The site plan indicates that all the townhouse units meet or exceed the setbacks established in the <br />R-2 district. <br /> <br />26 <br /> <br /> <br />
