CASE <br /> <br />REQUEST FOR SKETCH PLAN REVIEW OF A MINOR SUBDMSION OF <br />DICKENSON'S MISSISSIPPI ESTATE 2ND ADDITION; <br /> CASE OF ROGER DICKENSON <br /> By: Megan Wald, Associate Planner <br /> <br />Background: <br /> <br />Roger Dickenson has applied for sketch plan review to subdivide property located south of State <br />Highway #10 and east of Sunfish Lake Boulevard adjacent to Dickenson's Mississippi .Estate <br />residential development (along the City's common boundary line with the City of Anoka). <br /> <br />The following items are enclosed for your information: <br /> <br />a) <br />b) <br />o) <br /> <br />Site location map <br />Sketch plan <br />City Staff review letter dated March 29, 2002 <br /> <br />Notification: <br /> <br />Minor Subdivisions are not required to be subjected to a public hearing. <br /> <br />Observations: <br /> <br />The applicant currently owns approximately 5.62 acres (adjacent to the property often times <br />referred to as the old restaurant/caf~ property). The property is zoned a combination of single <br />family urban and highway business. Mr. Dickenson is proposing to plat one single-family lot <br />and an outlot. <br /> <br />The property contains an existing single family home and several accessory buildings. The <br />applicant would like to separate the residential portion from the commercial portion of the <br />subject property. The proposed plat will only contain 1..81 acres of the total 5.62 acre parcel. <br />The remaining 3.81 acres of commercially zoned property will be subject to City review at such <br />time that the applicant further subdivides the property. <br /> <br />The single-family urban lot is proposing to be .69 acres (30,228 Square feet) in size which <br />exceeds the Critical River 20,000 square foot lot size requirement. Lot 1, Block 1 meets the 90- <br />foot lot width requirement at the building setback however is deficient of the 90-foot lot width <br />requirement where the lot abuts the river. The final plat will need to reflect the Critical River <br />setbacks. <br /> <br />Outlot A is 1.12 acres in size. If the applicant would like to further subdivide Outlot A, the <br />property will be subject to the Critical River lot width and dimension requirements. It would <br />appear that the outlot would have difficulty meeting the 90-foot lot width requirement at the <br />river frontage. <br /> <br /> <br />
