development. Staff completed a rough estimate and it would appear the development meets the <br />open space requirements. Detailed calculations must be provided during preliminary plat review. <br /> <br />The development will also be required to provide a 30-foot landscaped bufferyard, since the <br />development abuts a R-1 Single Family development to the south. <br /> <br />A detailed drainage and grading plan will be addressed during the preliminary plat process. The <br />project is subject to the review and permitting process of the Lower Rum River Watershed <br />Management Organization (WMO). <br /> <br />The Park and Recreation Commission will review the sketch plan at their July meeting for <br />recommendations on park dedication and trail alignment through the development. <br /> <br />Recommendation: <br /> <br />City Staff recommends sketch plan approval contingent upon compliance with City Staff Review <br />Letter dated July l, 2002. <br /> <br />It is noted that the outcome of all of the reviews may impact the actual number of townhome <br />units on the subject property.
