CASE <br /> <br />Darkenwald (western Alpine Drive) Project <br />By: James E. Norman, City Administrator <br />Scan Sullivan, TIF Specialist <br /> <br />Background: <br /> <br />Staff has been continuing negotiations with the landowners, developers and business prospects since the <br />October 8th, 2001 EDA meeting. In addition to a mechanical company, the Staff has been negotiating with a <br />lumber company and a mini-storage business that could develop the land that John Darkenwald is marketing. <br />The lumber company is proposing building a 25,000 S.F. building with another 25,000 S.F. expansion within a <br />5-year period. The mini-storage business has not yet determined the scope of the project but could easily <br />develop 2-5 acres with mini-storage depending on need and market. <br /> <br />As Directed by the EDA, Staff has been negotiating with the landowners adjacent the Darkenwald property. <br />Park RV is still not interested in sale of its property. Truck Tech., a business currently located on Hwy 10 <br />frontage, has expressed interest in moving north to the Darkenwald property to make available the frontage on <br />highway 10 available. Staff will continue discussion with the willing land owners and begin obtaining appraisal <br />values for the remaining properties that need to be acquired. In order to bring about a comprehensive approach <br />to the development of the area discussed in this case, redevelopment of underutilized properties that front US <br />Highway # 10 would be necessary.
