Motion carried. Voting Yes: Chairman Peterson, Commissioners Shumway, Deemer, <br />Hendriksen, LaDue, Howell and Zimmerman. Voting No: None. <br /> <br />Mr. and Mrs. Rice were present and inquired about exterior advertising sign <br />limitations. Mrs. Rice noted that the tuxedo rental business would be by <br />appointment only, <br /> <br />Commissioner Deemer stated that exterior signs are limited to two square feet. <br /> <br />Motion by Commissioner Deemer and seconded by Commissioner Zimmerman to <br />recommend approval of the request by Gary and Cheri Rice for a conditional use <br />permit to operate a tuxedo rental business from their home at 15210 Waco Street <br />N.W. contingent upon the applicants entering into a conditional use permit <br />agreement with the City. <br /> <br />Motion carried. Voting Yes: Chairman Peterson, Commissioners Deemer, Shumway, <br />Zimmerman, LaDue, Hendriksen and Howell. Voting No: None. <br /> <br />The Commission recessed at 10:05 p.m. <br /> <br />Chairman Peterson called the meeting back to order at 10:20 p.m. <br /> <br />~ ~equest For ~reliminary Plat Approval; Case Of Mr. Ken Johnson; <br /> <br />The Commission reviewed City Engineer's report dated July 8, 1986. <br /> <br />Chairman Peterson inquired if Mr. Johnson has given any more consideration to <br />going with two 10-acre lots. <br /> <br />Mr. Johnson requested that the Commission proceed to take action on the <br />proposed plat consisting of 8 lots. <br /> <br />A1 Koenig suggested Mr. Johnson give some thought to developing the property as <br />a P.U.D. with 9 or 10 lot one acre lots and 50% left to open space. Mr. Koenig <br />explained that his property is adjacent to Mr. Johnson's; he would like to <br />develop and doing so under a P.U.D. would lend itself to a unified development <br />plan on both parts. <br /> <br />Motion by Commissioner Howell and seconded by Commissioner Deemer to table Mr. <br />Johnson's request for preliminary plat approval until the next regular meeting <br />of the Planning Commission due to plat deficiencies sited in the City <br />Engineer's report dated July 8, 1986 and concern expressed regarding road <br />alignment and grade. <br /> <br />Further Discussion: Commissioner Zimmerman stated that there could be a better <br />road alignment to the northeast that would eliminate the corner lot of Autumn <br />Heights from being surrounded on three sides by roadways. Commissioner Deemer <br />noted that one of the lot 4's might have to be used for drainage. Mr. Struvy <br />inquired if he has the right to request a delay of any action on the plan until <br />he has had an opportunity to obtain determinations from realtors and attorneys <br />as to whether or not the proposed development will impact his property value. <br /> July 8, 1986 <br /> <br />Page 7 of 10 <br /> <br /> <br />
