Subd. 7 <br /> <br />SUbdo 8 <br /> <br />Subd. 9 <br /> <br />Subd. 10 <br /> <br />Subd. 11 <br /> <br />Ma×imum Ground Coveraqe <br /> <br />No more than fifty (50) percent of a lot shall be <br />covered by buildings. <br /> <br />Zero Lot Line Develoument <br /> <br />Industrial lots may be platted or subdivided in <br />such a manner that common property lines will have <br />a zero lot line setback, provided however, that <br />each lot meets all performance, safety and other <br />standards required by the Zoning Administrator. <br /> <br />Common Areas <br /> <br /> The developer may provide open storage, parking, <br /> driveways, and loading areas in an area common to <br /> all units of the building. Common areas shall be <br /> deeded to and held in the name of an owner's <br /> association created by the developer and including <br /> all owners of property in the project. <br /> Declarations, in form and substance acceptable to <br />.the City Attorney, governing the usage and <br /> maintenance of such common areas shall be adopted <br /> and filed by the developer. <br /> <br />Party Wall Acreements <br /> <br />Agreements to ensure maintenance of party walls <br />shall be approved by the City Attorney. <br /> <br />Off-Street Parkinc and Loading Area Recuirements <br /> <br />Establishments within an M-1 Light InduStrial <br />District must be designed to puovide vehicle <br />parking space for employees and visitors and space <br />for truck loading and unloading on their own <br />property, as no parking shall be permitted on <br />streets within or bordering an M-1 District. <br /> <br />A. Drainage and surface <br /> <br />The surfaces of parking stalls and aisles, truck <br />standing spaces and access driveways shall be <br />blacktop, concrete, or other hard surface and <br />designed and maintained for adequate drainage and <br />free from dust, dirt, and mud. <br /> <br />Such maintenance includes keeping the blacktop, <br />concrete, or other hard surface in good condition <br /> <br /> <br />
