Further Discussion: The Commission a~eed that Block 5 should be reconfigured so as not <br />to create any substandard lots with respect to width and area. <br /> <br />Motion carried. Voting Yes: Chairman Zimmerman, Commissioners Hendriksen, LaDue, <br />Bawden and Deemer. Voting No: None. Absent: Commissioner Terry. <br /> <br />The Commission recessed at 9:12 p.m. <br /> <br />Chairman Zimmerman called the meeting back to order at 9:25 p.m. <br /> <br />Case #5: <br /> <br />Request For Concept Review For The Amended Northfork <br />P.U.D. 5th Addition (West Of Andrie Street N.W. And South <br />Of 153rd A,,,enue N.W.); Case Of North Fork, Inc.: <br /> <br />Dennis Peck, Director of Development for North Fork, Inc., was present and stated that <br />contracts have been signed for the development of a golf course and a layout of it and the <br />residential development have been prepared. The park dedication plan for the entire <br />Northfork P.U.D. remains intact with the proposal for the Northfork 5th Addition. <br /> <br />Jim Manthes, one of the principles involved in the development of the golf course, was <br />present and reviewed the proposed plans for the course. <br /> <br />Dennis Peck proceeded to review the proposed layout of Northfork 5th Addition with the <br />Commission. The 5th Addition is proposed to consist of 119 residential lots versus the 93 <br />originally proposed and therefore a concept plan amendment is necessary. It was noted that <br />one of the lots would be just one acre in size; variances to length will be required on two <br />cul-de-sacs. <br /> <br />The Commission proceeded to review the City Engineer's report dated Februa.q, 27, 1990. <br /> <br />Mr. Peck noted that with the golf course and open space requirements, the commercial <br />development once proposed at the south end of the PUD will no longer be possible. <br /> <br />Commissioner Deemer expressed concern with the golf course par-king lot being developed <br />adjacent to residential properties. Commissioner Deemer also expressed concern that the <br />original concept plan for the Northfork P.U.D. did not include residential development in <br />this particular area. <br /> <br />Dennis Peck stated that the developers are requesting to develop internal feeder streets with <br />a 24 foot wide pavement to attain the country, lane affect. <br /> <br />Mr. Peck and the Commission reviewed the proposed lot layout adjacent to Jarvis Street <br />and Mr. Peck indicated that the developers will continue to research a preferred layout that <br />would limit accesses onto Jarvis Street. <br /> <br />Commissioner Hendriksen requested that the trail crossing in the golf course be designed in <br />such a way that it compliments both users, golfers and horseback riders, versus putting <br />them in conflict with one another. <br /> <br />Planning & Zoning CommissionfMarch 6, 1990 <br /> Page 6 of 8 <br /> <br /> <br />
