Cul-de-sac <br /> <br />Gentlemen: <br /> <br />The Hunters Hill Property Owners hereby, submit a Petition <br />and its attachments for the purpose of a Cul-de-sac, as <br />described, on 144th Lane N.W. <br /> <br />The Hunters Hill Property Owners find that the continuation <br />of 144th Lane N.W., making it a thru street from Sunfish Lake <br />Blvd. into the proposed Cedar Hills and subsequently, Good <br />Value Homes and Chestnut Hills Developments is NOT an accept- <br />able solution to the traffic flow problems associated with <br />these developments. <br /> <br />The Hunters Hill Property Owners find that this would cause <br />excessive traffic through our residential area, creating <br />unnecessary congestion, traffic hazards and general nuisance. <br /> <br />EXCESSIVE TRAFFIC <br /> <br />Traffic would be flowing from an Urban Residential area into <br />a Rural Residential area. With an estimate of 8 vehicle trips <br />per household per day (VTD) and a conservative estimate of <br />30 additional households that would use the 144th Lane route <br />because of its close proximity, the traffic through Hunters <br />Hill would increase by 240 VTD. This is in addition to the <br />existing 232 VTD created by our own use(29xS). This represents <br />100~ pl~ increase per day. People will automatically take the <br />shortest distance to reach the collector routes and thoroughfares <br />to reach their destination. For many homes in the proposed <br />urban housing developments this would be thru Hunters Hill on <br />144th Lane N.W. and/or including 143rd Lane NiW. because of <br />the configuration of the Hunters Hill neighborhood, (See <br />attached map.), thus affecting all of Hunters Hill. <br /> <br />The streets in Hunters Hill are of a different standard, design <br />and construction than that required for an Urban Area. As <br />volume/speed increase the function should be expressed in the <br />physical design to facilitate the need. <br /> <br />The streets in Hunters Hill were petitioned for and paid for by <br />its property owners. These streets are the typical Bituminous <br />Rural Street which is 24' wide, with 4" class 5 gravel base <br /> <br /> <br />
