13. <br /> <br />14. <br /> <br />15. <br /> <br />16. <br /> <br />17. <br /> <br />18. <br /> <br />19. <br /> <br />20. <br /> <br />21. <br /> <br />22. <br /> <br />23. <br /> <br />24. <br /> <br />That the proposed use will/will not increase traffic to the subject property. <br /> <br />That the proposed use will/will not be unduly dangerous or otherwise detrimental to <br />persons residing in the vicinity of the use, or to the public welfare. <br /> <br />That the proposed use will/will not substantially adversely impair the use, enjoyment or <br />market value of any surrounding property. <br /> <br />That the proposed use will/will not be harmonious with and in accordance with any specific <br />objectives of the Comprehensive Plan. <br /> <br />That the proposed use will/will not be designed, constructed, operated and maintained so as <br />to be harmonious and appropriate in appearance with the existing or intended character of <br />the general vicinity and will/will not change the essential character of the area. <br /> <br />That the proposed use will/will not be disturbing or hazardous to existing or future <br />neighboring uses. <br /> <br />That the proposed use will/will not be served adequately by essential public facilities and <br />services. <br /> <br />That the proposed use will/will not create excessive additional requirements at public cost <br />for public facilities and services and will/will not be detrimental to the economic welfare of <br />the community. <br /> <br />That the proposed use will/will not involve uses, activities, processes, materials and <br />equipment and conditions of operation that will be detrimental to any persons, property or <br />the general welfare by reason of excessive production of traffic, noise, smoke, fumes, <br />glare or odors. <br /> <br />That the proposed use will/will not be consistent with the intent and purposes of Chapter <br />170.013D of the Ramsey City Code which states that conditional use permits are designed <br />to meet the problem which arises where certain uses, although generally compatible with <br />the basic use classification of a particular zone, should not be permitted to be located as a <br />matter of right in every area included within the zone. <br /> <br /> <br />
