Case #4 Request for Review of Revised Site Plan of Ramsey Professional Building; <br />Case of Strongbuilt Townhomes. <br /> <br />Presentation <br />Associate Planner Geisler advised that Strongbuilt Townhomes has submitted revised building <br />elevations and floor plans for the office building that was approved as a part of the Mallard <br />Ponds subdivision. City Code requires the Planning Commission and the City Council review <br />any revisions to the original site plan before construction can begin. She indicated the Mallard <br />Ponds subdivision was approved in October 2002 and included a multi-tenant office building. <br />She stated the submitted plans contain several changes from the approved site plan. The revised <br />plans show a building height of 24.5 feet, as opposed to 22.5 feet on the original plans. City <br />Code stipulates a maximum building height of 35 feet in the B-1 and B-2 zoning districts. The <br />approved site plan indicated a faux ledgestone finish, while the revised plan indicates rock face <br />with synthetic stucco. She indicated there is also a reduction in the number of windows on the <br />faqade and some changes in some of the architectural detailing on the building. She stated the <br />revised site plan also shows skylights will be added. An upper story has also been added to two <br />of the four offices that will be in the building. <br /> <br />Associate Planner Geisler advised Staff is recommending approval of the amended site plan <br />contingent upon compliance with City Staff Review Letter dated September 24, 2003. <br /> <br />Commission Input <br />Chairperson Nixt stated when they looked at this last they were dealing with the configuration of <br />parking. <br /> <br />Assistant Community Development Director Trudgeon stated parking is pretty much as it was <br />shown. He indicated it was decided there would be twenty feet on this lot and twenty feet on the <br />townhome land that was an empty lot and would remain empty as the buffer. He stated they will <br />still need a landscape plan as it moves forward. He showed the building layout on the site, <br />indicating one of the reasons they brought it back is to make sure the developer went through the <br />proper channels since this is different than was approved, but not necessarily because of any <br />concerns. <br /> <br />It was noted the applicant had no concerns with the Staff Review Letter. <br /> <br />Motion by Commissioner Johnson, seconded by Chairperson Nixt to recommend that the City <br />Council approve the revised site plan for the Ramsey Professional Building contingent upon <br />compliance with City Staff Review Letter dated September 23, 2003. <br /> <br />Motion carried. Voting Yes: Chairperson Nixt, Commissioners Johnson, Brauer, Shepherd, Van <br />Scoy, and Watson. ¥otingNo: None.
