Assistant Community Development Director Trudgeon stated they have had no contact since the <br />request to table it at the last meeting. <br /> <br />Commissioner Johnson indicated he would want a finding added that the stock pile would be an <br />unsightly addition to the property. He asked that the findings be as indicated in the resolution <br />with amendments to the following findings: <br /> 15. That the site in its present condition is unsightly, and the site plan submitted with the <br /> application does not identify any screening of the concrete stockpile area. <br /> 19. That the proposed use will substantially increase traffic to and from the area. <br /> 20. That the proposed use will be unduly dangerous or otherwise detrimental to persons <br /> working in the vicinity of the use, or to the public welfare. <br /> 21. That the proposed use will not be harmonious with and in accordance with the specific <br /> objectives of the Comprehensive Plan. <br /> 22. That the proposed use will not be designed, operated and maintained so as to be <br /> harmonious and appropriate in appearance with the existing character of the general <br /> vicinity and such use will change the essential character of the area. <br /> 23. That the proposed use will not be a substantial improvement to the property in the <br /> immediate vicinity and to the community as a whole. <br /> 24. That the proposed use will be served adequately be essential public facilities and <br /> services, such as highways, streets, police and fire protection. <br /> 25. That the proposed use will create excessive additional requirements at public cost for <br /> public facilities and services and it will be detrimental to the economic welfare of the <br /> community. <br /> 26. That the proposed use will involve uses, activities, processes, materials, dust and debris, <br /> and equipment and conditions of operation that will be detrimental to any persons, <br /> property or the general welfare by reason of excessive production of traffic, noise, <br /> smoke, fumes, glare or odors. <br /> <br />Commissioner Van Scoy commented that the applicant's statement that they would use water to <br />keep down the dust is not an adequate answer to the concerns. <br /> <br />Motion by Commissioner Brauer, seconded by Commissioner Watson to recommend that City <br />Council adopt findings of fact relating to a request from Santer and Sons to process demolition <br />concrete on their site at 6151 141 st Avenue NW as amended above. <br /> <br />Motion carried. Voting Yes: Chairperson Nixt, Commissioners Brauer, Watson, Johnson, <br />Shepherd, and Van Scoy. Voting No: None. Absent: None. <br /> <br />Motion by Commissioner Brauer, seconded by Commissioner Watson to recommend that City <br />Council deny the request from Sauter and Sons to process demolition concrete on their site at <br />6151 141st Avenue NW. <br /> <br />Motion carried. Voting Yes: Chairperson Nixt, Commissioners Brauer, Watson, Johnson, <br />Shepherd, and Van Scoy. Voting No: None.
