Commissioner Johnson asked if there was ever a Town Center topic that they did not act on.

Assistant Community Development Director Trudgeon indicated there was not, and noted the
Planning Commission had special meetings and work sessions to accommodate the projects.

Commissioner Johnson indicated that was his belief as well; the Planning Commission never
held up anything relating on the Town Center, and went to great lengths and lengthy meetings to
come to agreement and allow cases to be moved along to the City Council.

Chairperson Nixt stated they still have a full agenda, and he would recommend a joint work
session with the City Council on this and other issues.

Councilmember Pearson agreed. He stated the City Council appreciates the job the Commission
does, and reiterated he checked the attendance record and did not see a problem.

Commissioner Brauer stated he appreciates the dialogue.

PUBLIC HEARINGS/COMMISSION BUSINESS

Case #1:

Request for Sketch Plan Review of Greg Bauer Subdivision; Case of Greg
Bauer.

Assistant Community Development Director Trudgeon advised this is a request for Sketch Plan
review of the subdivision discussed at the Board of Adjustment meeting. He explained Mr.
Bauer owns two separate parcels that he would like to reconfigure. He stated currently, the two
parcels consist of a five acre parcel and a vacant parcel that is 9.45 acres in size. The proposed
subdivision would reconfigure Lot 1, which contains an existing residence, into a 2.5 acre parcel.
He indicated Lot 2 will be 11.67 acres in size and will eventually contain Mr. Bauer's new
residence.

Assistant Community Development Director Trudgeon indicated this would be when the
Commission would want to comment on private driveway improvements, if there are any, and he
noted that since it is a minor subdivision it will go directly to final plat.

Commissioner Shepherd noted the streets do not line up on the map.

Assistant Community Development Director Trudgeon indicated that map was only a future
subdivision plan required for all subdivisions, and is not being considered tonight. He noted that
the map should say 160th Lane NW.

Chairperson Nixt asked if the applicant had any comments on the Staff Review Letter.

Mr. Bauer indicated he did not.

Planning Commission/October 2, 2003
