Chairperson Nixt asked what Staff hoped to work out with the applicant conceming <br />improvements that would allow access. <br /> <br />Assistant Community Development Director Trudgeon stated the first step is to determine with <br />the applicant how the driveway would lay out. He indicated they would be looking for a layout <br />that would preserve as many trees as possible, and they would also have to look at the end of the <br />public road and what improvements are necessary there. <br /> <br />City Engineer Jankowski noted they only have 66 feet of right-of-way; the applicant does not <br />own any more than that. <br /> <br />Chairperson Nixt indicated he assumes Staff will look at stubbing another driveway. <br /> <br />Assistant Community Development Director Trudgeon indicated they would, as well as looking <br />at legal safeguards on private improvements to public roads. <br /> <br />Commissioner Johnson indicated the City has a certain level of responsibility for that, and they <br />would not want to impose extensive requirements on someone who is not imposing on the City. <br />He noted Staff and the applicant would also want to confer with the neighbors on road <br />placement. <br /> <br />Mr. Bauer indicated he agreed to meet the neighbors at the site this weekend. <br /> <br />Motion by Commissioner Johnson, seconded by Chairperson Nixt to approve the sketch plan <br />approval subject to compliance with City staff Review Letter dated September 26, 2003 and the <br />applicant receiving a variance to lot width at the street frontage, with the following conditions: <br /> 1. The applicant work with the neighborhood and City Staff to stake improvements on the <br /> public right-of-way in a manner that protects the environment and the interest of the <br /> neighbors. <br /> 2. The applicant work with City Staff on maintenance and construction of the road to <br /> provide access. <br /> <br />Motion Carried. Voting Yes: Chairperson Nixt, Commissioners Johnson, Brauer, Shepherd, <br />Van Scoy, and Watson. Voting No: None. Absent: None. <br /> <br />Case #2: <br /> <br />Request for a Conditional Use Permit for an Oversized Accessory Building; <br />Case of David and Gale Hennek <br /> <br />Presentation <br />Associate Planner Geisler advised the City received an application from Singco Builders, <br />representing David and Gale Hennek, for a conditional use permit to exceed the accessory <br />building size restrictions established in City Code on the property located at 16100 Wolfram St. <br />NW. She indicated the subject property is approximately 1.12 acres in size.
