Tb.e prope~'-ty is generally located north of R. iverdale Drive and south of U.S. Highway <br />#!0. Dave Shulte, owner of Tar'de Moon, has a purchase agr_ cement with Ryland Homes to <br />develop 26.5 acres with residential carnage townhomes. <br /> <br />Nh'. The 1/I-O-PUD district states <br />that at least 70% of the project area is to consist of residential development, the sketch plan is <br />showing approxLmately 8'4% townhome coverage. Rylaxd Homes is proposing.to construct three <br />different s,"ftes of carrJage town.homes. Staff is recommending that the developer ions/der <br />incorporating at least one addkionai s~le o£ town_house into the development. Stair' is also <br />recommending that Nit. Shulte and Ryland Homes work toge~er to review possible desi~ <br />options to inte~ate the residential and commercial pieces or at ~ mimmum provide a street and <br />pedestrian connec'cion from ~e commercial area to the residenfiaJ homes. <br /> <br />The sketch plan is proposing to develop 285' town.homes, wkich equates to a _gross density of 10 <br />units an acre. The R-2 dismct pem-~its 7-i5 an.ks per acre density and the NFo-PUD disrr/ct <br />allows R-5 densities and development standards. Since the sketch Plan iS .~proposing a ?fig_h. <br />density, development, sraf-f compiered the review of the development using the R-2 standards. <br />However, since ~e prope~wy, is zoned M-U-PUD the Planning Commission and City Council have <br />the opp0rumiry m review deviations from the strict zoning standards. <br /> <br />30 <br /> <br /> <br />
