were developed,

Mr. Raatikka replied that no study of this particular develof~nent will be
done; there was an environmental impact statement prepared when sanitary
sewer and municipal water were extended into Ramsey. When utilities were
extended to Flintwood II and III, the water table was lowered when the
pipes were installed; the groundwater was down for 2-3 months and don't
recall any private wells having any probl~ns during that time.

Jean Schlueter - Noted that in the case of Juniper Woods and Rum Acres
Estates, there are more homes that will be directly affected by dewatering.

Mr. Raatikka replied that dewatering probably won't be necessary to extend
services to Juniper Woods.

Jean Schlueter - Stated that the Juniper Woods development deserves more
study with respect to impact on private wells in Rum Acres Estates.
Inquired as to the process to be used to request that Planning and Zoning
and City Council do a study on well impact.

Chairman Zimmerman stated that Ms. Schlueter could submit a petition to
City Council requesting that a water study be done with respect to Juniper
Woods; he doesn't k~ow if City Council would comply with the request.

Representative for Inger Weit - Inquired who is liable if private wells are
affected by the Juniper Woods develot~nent.

Chairman Zimmerman replied that he did not know who would be liable.
Chairman Zimmerman noted that Planning and Zoning is an advisory
commission; authority lies with City Council and concerns should be brought
to their attention.

Janet Houle - Stated that she thinks the proposed average lot size in
Juniper Woods allows for too high a density of develoDment; the lots should
be 1/2 acre minirmlm and the development would be more cohesive if it were
developed with 1 acre lots. Stated she would be interested to know the
asking price for lots in River's Bend.

ADJOURNMENT

Motion by Ccmmissioner Shumway and seconded by Commissioner Hendriksen to
adjourn the public hearing.

Motion carried.
