December 29, 1988
Page Two

In review of the Anoka County Soils survey, the soils on the
plat consist of Zimmerman sand, Nymore sand, Isanti sandy
loa~, Lino fine sand and marsh. Isanti sandy loam, Lino fine
sand and marsh are unsuitable for on-site %~astewater disposal
systems. Therefore, Lots 5 - 9, Block 2, may not meet the
Class I soil requirements of the City Code.

7)

The plat also shows a Northern Natural Gas Company easement,
%~hich further impacts Lots 5 - ~, Block 2. The limits of the
easement should be shown on the plat and the restrictions on
building should be researched.

8)

The plat should be reviewed by the Park Commission for a
recommendation on park dedication.

If you have any questions in regard to the sketch plan, please let
us know.

Sincerely,

PL~KANSON ANDERSON ASSOCIATES, INC.

Peter R.
