Hakanson
Anderson
Assoc.,Inc.

Engineers, Surveyors &
Landscape Architects

September 26, 1989

Mr. Gerald Zimmerman, Chairman
Ramsey Planning & Zoning Commission
City of Ramsey
15153 Nowthen Blvd. N.W.
Ramsey, MN 55303

Re: Sketch Plan Review of Tooth Acres

Dear Mr. Zimmerman:

We have reviewed the above referenced sketch plan which is located
in the R-1R Residential and I-1 Industrial rural service area of
the city.

Following is a list of comments resulting from our review of this
sketch plan:

Approximately half of the property encompassing the majority
of the residential area except for Lots 9 and 10, Block ! and
portions of Lots 4-8 is currently in the process of being
negotiated for acquisition by Anoka County for park land.

The total acreage of the plat is approximately 108 acres.
The applicant is proposing rezoning a portion from I-1 to R-
iR to accommodate greater residential development. The
proposed subdivision consists of 20 residential lots, a large
industrial lot and an outlot.

Lots are between 2.7 acres 'and 3.3 acres in size. This
conforms to minimum lot sizes required by City Code for the
Critical Rivers Area. However, EQB requires minimum lot sizes
of five acres within the Critical Rivers Area. The plat will
be subject to their review.

The sketch plan illustrates a 75' corridor for the regional
trail. This is consistent with the parks plan. The Parks
Commission will be reviewing the sketch plan at their October
12 meeting.

2.22 Monroe Street
Anoka, Minnesota 55303

6IZ/427-5860

Fax 61 2/427-3401

Eugene ].
