We offer the following comments: <br /> <br />General: The proposed plat is a minor subdivision that proposes to create two new lots that are <br />2.5 acres in size from an existing single-family homestead. <br /> <br />Zoning: The property is zoned R-1 Single Family Residential and is located 'in the Rural <br />Developing Area. <br /> <br />Re-subdivision Plan: City Code requires rural subdivisions to submit a re-subdivision plan for <br />City review. The City received the required re-subdivision plan and it appears to provide a <br />general idea of how the property can be re-subdivided in the event City services become <br />available to the site. -. <br /> <br />Lot Sizes: The current minimum lot size in the Rural Developing .Area is 2.5 acres. The two <br />newly created lots are 2.5 acres in size and the existing homestead will be 4.67 acres in size. The <br />proposed lot sizes comply with City Code requirements. <br /> <br />Lot Dimensions: The two new lots contain more than 200 feet of frontage on a public street. <br /> <br />Drainage: Drainage of the area to be platted is generally to the west with moderate slopes. A <br />high point exists along the common line between Lots 1 and 3 about 100 feet west of Jaspar <br />Street. Apparent wetlands exist on the western edge of Lot 2 and the southwest corner of Lot 3. <br /> <br />No grading plan has been prepared for this plat. Individual lots will be responsible to ensure <br />positive drainage for any future structures constructed. <br /> <br />Wetlands: The wetland needs to be delineated and verified by the Lower RUm River Water <br />Management Organization. This must be completed prior to the City releasing the mylars for <br />recording. <br /> <br /> <br />
