Valvista Estates <br />Final Plat Review <br />November 25, 2003 <br />2 of 2 <br /> <br />Drainage and Utility Easements: The easements proposed along the perimeter of the lots as <br />shown on the final plat are acceptable. Any portion of the delineated wetland wh/ch may be <br />located in lots 2 and 3 must be encumbered with a drainage and utility easement. <br /> <br />Existing Homestead: The existing single family home complies with the R-1 Single Family <br />residential setbacks. <br /> <br />Soils: Except for wetland areas, the soils on. this plat consist ofAnoka, NymOre, and Zimmerman <br />groups. All three groups of Class I soils have slight, or moderate limitations for on site septic <br />systems. Because of the amount of Class I soils on the property, documentation of areas for <br />initial and replacement septic systems will not be required. <br /> <br />Access to Lots. The subdivision is not proposing construction of new streets into the plat. The <br />two newly created lots will receive public access from 166th Avenue or Jaspar Street and the <br />existing homestead will maintain access onto Jaspar Street. <br /> <br />Utilities: All lots will be served by on-site sewer and water. <br /> <br />Park Dedication: The Park Commission reviewed the plat at their November meeting. They <br />recommended park dedication fees be satisfied through a cash payment. The City's 2003 park <br />dedication fee is $1,800 per residential lot, existing homesteads are exempt from park dedication <br />fees. The plat will be subject to the park dedication rate in effect at time of final plat approval. <br />Park dedication fees must be paid prior to the City releasing the plat for recording at Anoka <br />County. <br /> <br />Trail Fee: The City has established a trail development fee at a rate of $475 per unit. This fee <br />must be paid for the two newly created lots prior to the City releasing the mylars for recording. <br /> <br />Stormwater Management Fee: The City has enacted a Stormwater Management Fee at a rate <br />of $375.00 per unit. This fee must be paid for the new lots created prior to 'release of the final plat <br />for recording. <br /> <br />The Ramsey City Council will be meeting at 7:00pm on Tuesday, November 25, 2003 at the <br />Ramsey Fire Station located at 15050 Armstrong Boulevard, tb consider your request for f'mal <br />plat approval.
