five percent (95%) completed, sold or leases; and <br /> <br /> d. Such signs shall be located no closer than one hundred <br />(100) feet to any pre-existing residence. <br /> <br />5. Temporary signs for the purpose of selling or leasing <br />individual lots or buildings shall be permitted provided: <br /> <br /> a. Such signs shall not exceed six (6) square feet for <br />residential property and twenty-four (24) square feet for non- <br />residential property; <br /> <br /> b. Only one (i) such sign is permitted per street frontage <br />upon which the property abuts; (EXCEPTION: An additional "Open <br />House" sign may be used); <br /> <br /> c. Such sign shall be removed within thirty (30) days <br />following the lease or sale. <br /> <br />WALL SIGNS <br /> <br />i. Signs attached to a building wall which extend more than <br />forty-eight (48) inches from such surface shall be prohibited. <br /> <br />2. A wall sign or other building facing (which is an integral <br />part of the structue) may project only four (4) feet above the <br />roofline of a structure. This additional height, however, shall <br />not be considered as part of the wall area and shall not warrant <br />additional sign area. <br /> <br />3. Business and advertising signs shall not be painted directly <br />to any exterior building surfaces, but shall be on a separate <br />frame, except for temporary display windows. Sign letters and <br />symbols may be attached directly to a wall by adhesive or <br />mechanical means. <br /> <br />ADVERTISING SIGNS <br /> <br />1. Advertising wall signs shall be permitted only in the <br />commercial type districts according to the requirements set forth <br />for those districts. <br /> <br />2. Free standing advertising signs shall be permitted only on <br />the parcels where the subject activity is located, or within 2500 <br />feet of the boundary line of the parcel on which the subject <br />activity is located, but in no event shall such a sign be placed <br />on any parcel unless a special use permit is granted therefore. <br />The following conditions shall be considered as the minimum <br />standards for free standing advertising signs, but the city may <br />impose additional conditions. <br /> <br /> a. Maximum Height: Thirty-five (35) feet above lot grade, <br />unless the sign is intended to be viewed from a highway, then the <br />thirty-five (35) foot maximum height will be computed from the <br /> <br /> <br />
