The breakdown of this is as follows:

Residential
Business
Industrial
Total Developable:

274 acres (@ 3.0 units/acre = 822 units SF)
116 acres
313 acres
703 acres

We may or may not be able to make this trade-off should Council
desire to pursue.

A key element appears to be MC's dissatisfaction with the city's
failure to implement 4/40 acre rural density and failure to
restrict development within the MUSA to sewered areas. The City's
comprehensive plan in 1982 and request for sewer service in 1985
expressed that the City would be implementing these policies.

Recommendations:

Council will need to make a determination whether they will
implement 4/40 acre zoning and make a determination to strengthen
policies guiding development within the MUSA. Without addressing
these two items to MC's satisfaction, no MUSA expansion is likely
to be forthcoming.

Council Action:
Will be based on your discussion.

Review Checklist:

City Administrator X
City Attorney X
City Engineer X
Community Development Dir.
