July 10, 1989 <br />Page Two <br /> <br />Parkinq <br /> <br />The Applicant has indicated that the eventual number of peak <br />employees anticipated is in the range of 12-15, however, six <br />employees per shift are currently expected. A total of 9 spaces <br />are required based on 1 space for each employee plus three visitor <br />spaces. The site plan indicates parking for 14 vehicles with <br />potential expansion to 20 spaces. One of these is designated as <br />a handicapped parking space. B612 concrete curb is shown around <br />the perimeter of the parking area and face of the building. This <br />should be extended on the south drive as well. <br /> <br />Stormwater <br /> <br />The proposed development indicates that approximately 63% of the <br />parcel will be impervious surface. Drainage generally is directed <br />to the drainage ditch along Basalt. The flow is then northerly <br />along the west side of Basalt crossing under Basalt at PCI's parcel <br />and then flowing to a larger holding pond. The present drainage <br />system was sized to accommodate flow for the entire plat. Combined <br />with the coarse sand of the area, it is anticipated that the <br />proposed development would be adequately accommodated by the <br />existing drainage system. The existing site plan should indicate <br />additional detail regarding overland flow to the drainage ditch. <br />An adequately sized culvert is required at the Commercial Asphalt <br />Co. driveway if not already in place. <br /> <br />Sanitary Sewer <br /> <br />The site plan indicates a new septic system with approximately a <br />310' run from the building to the distribution system. This area <br />is scheduled to receive sanitary sewer in 1990 and the applicant <br />would have to connect to the sanitary system within two years of <br />its becoming available. Applicant has expressed the desire to use <br />holding tanks or a minimal system consistent with City Code until <br />sanitary sewer is available. <br /> <br />Loadinq Docks <br /> <br />The site plan indicates an exterior ramp elevated approximately <br />42". Access to the building is at grade on the south side of the <br />structure. <br /> <br /> <br />
