A number of forty acre parcels within the City have several <br />existing homes on them with a large tract of 25-30 acres remaining. <br />The allowable density of 4 per 40 will be based on the development <br />of that remaining parcel as of January 1, 1990. Thus, a 25 acre <br />parcel as of January 1, 1990 could be developed with only two lots. <br />The minimum size of either lot may be 2.5 acres or 10 acres <br />dependent on its location in the City. As an example, if two lots <br />each 2.5 acres in size were subdivided from a remaining 25 acre <br />parcel, all development rights for the parcel would be used and the <br />remaining 20 acres would be undevelopable. Development <br />restrictions would run with the land so that the remainder would <br />not be developed. <br /> <br />If you own a parcel of land larger than five acres which you have <br />thought about subdividing, you are affected.
