7) <br /> <br />8) <br /> <br />9) <br /> <br />~o) <br /> <br />]2) <br /> <br />14) <br /> <br />That Section 170.016K of the Ramsey City Code states that the intent of a Planned Unit <br />I~velopment is to preserve desirable land characteristics and open space and to protect <br />sensitive environmental features such as steep slopes, poor soils and trees. <br /> <br />That Section 170,016K of the Ramsey City Code states that a Planned Unit Development <br />shall provide a minimum of twenty percent (20%) for private or public open space air <br />recrealional uses, <br /> <br />That the subject plat contains property that the City is interested in accumulating for it's <br />multi-use trail system. <br /> <br />That thc preliminary site plan for Heathcrwood Hills indicates that at least 20% of the land <br />will be preserved for park and open space. <br /> <br />That the preliminary site plan indicates a proposal to develop Heatherwood Hills at a <br />minimum density of one unit per 2.5 acres with 46 single family residential lots at least 1.5 <br />acres in size. <br /> <br />That a letter from Mn/DOT to Mark Banwart dated November 20, 1989'regarding Alder <br />Glen Addition (now referred to as Heatherwood Hills Addition) is hereby incorporated into <br />these f'mdings of fact by reference. .. <br /> <br /> <br />
