DEVELOPMENT AGREEMENT - HAUSER ADDITION <br /> <br />NOW, THEREFORE, the CITY and DEVELOPER agree as follows: <br /> <br />I <br /> <br />DEDICATION OF EASEMENTS AND RESTORATION <br /> <br />DEVELOPER will dedicate to the public those public <br />easements as shown on the Final Plat. <br /> <br />Restoration. DEVELOPER shall restore all disturbed <br />street right-of-way areas, including ditches, grading, <br />back slopes and established turf by seeding of the ditch <br />areas. Said restoration to include addition items as the <br />City Engineer may direct. <br /> <br />II <br /> <br />STAGE II IMPROVEMENTS <br /> <br />Street Lights and Seal CoatinG. The CITY will install <br />in the Plat as Stage II Improvements a street light and <br />a proportionate share of the 146th Avenue seal coating. <br />DEVELOPER will pay to the CITY an amount equal to 100% <br />of the City Engineer's estimated construction cost of <br />these items prior to recording of the final Plat. The <br />specific amount for each of the Stage II Improvements is <br />as follows: <br /> <br />One (1) street light <br />Seal coating 146th Ave <br /> <br />$1,200.00 <br /> 650.00 <br /> <br />Total: $1,850.00 <br /> <br />The street light will be installed by the CITY at the <br />intersection of 146th Avenue and County Road 83. <br /> <br />III <br /> <br />PERMITS AND OCCUPANCY <br /> <br />Other Permits. The DEVELOPER shall provide to the CITY <br />a copy of all required land development/environmental <br />permil(s) and permit requirements from all other <br />governmental agencies including U.S. Army Corp of <br />Engineers and Department of Natural Resources. <br /> <br />Requirements for Building Permits. No building permit <br />for any lot in the Plat shall be issued until <br /> <br />2 <br /> <br /> <br />
