The revised site plan dated 11/14/90 indicates tree <br />planting on the east side of the parking area of Area A. <br /> <br />That Anoka County has not yet received application information <br />for a hazardous waste generator license and has not yet made <br />a ruling whether the aluminum recycling/melt operation <br />constitutes a solid waste facility. <br /> <br />That the proposed use will not substantially adversely impair <br />the use, enjoyment or market value of any surrounding <br />property. <br /> <br />That the proposed use will not be unduly dangerous or <br />otherwise detrimental to persons residing or working in the <br />vicinity of the use or to the public welfare. <br /> <br />That the proposed use will be harmonious with and in <br />accordance with any specific objectives of the Comprehensive <br />Plan. <br /> <br />That the proposed use will be designed, constructed, operated <br />and maintained so as to be harmonious and appropriate in <br />appearance with the existing or intended character of the <br />general vicinity and will not change the essential character <br />of the area. <br /> <br />That the proposed use will not be hazardous or disturbing to <br />existing or future neighboring uses. <br /> <br />That the proposed use will be a substantial improvement to <br />property in the immediate vicinity and to the community as a <br />whole. <br /> <br />That the proposed use will be served adequately by essential <br />public facilities and services. <br /> <br />That the proposed use will not create excessive additional <br />requirements at public cost for public facilities and <br />services. <br /> <br />That the proposed use will not involve uses, activities, <br />processes, materials and equipment and conditions of operation <br />that will be detrimental to any persons, property or the <br />general welfare by reason of excessive production of traffic, <br />noise, smoke, fumes, glare or odors. <br /> <br /> <br />
