Mayor &
Councilmembers
January 15, 1991
Page 2'of 2

contains building pad elevations for future residential lots and future street grades.
These elements should not be considered approved as a portion of the Northfork
Links Subdivision submittals. However, general street and building grades shown
are with acceptable standards and future subdivision will need to conform
substantially'" to these plans to insure the validity of the submitted drainage plan.
Proposed grading to shape building lots and the golf course will not involve
exporting or importing any material from the subdivision.

3) Park Dedication: Park dedication requirements for this subdivision as well as
previously dedicated and future planned Northfork developments have been
satisfied under a separate previous comprehensive park agreement.

4) Address Map: An address map for Northfork Links Addition must be provided.

5) No public street, sewer or water improvement are required as a result of this
subdivision plat. Therefore, financial securities for improvements will not be
required.

6) UPI Sub-station Property: In reviewing the plat, it has come to my attention that
United Power Association owns the property which is included in Lot 1, Block 2,
of the subdivision. This lot should either be identified in or removed from the
subdivision plat.

I hereby recommend approval of the final plat contingent upon the developer complying with Items
4 and 6 noted above.

Respectfully submitted,

S[ev~'~ankowsld~'' /:'
City Engineer

SJ/jmt

I cc: Dennis Peck

I
