However, Outlot A should be <br />deeded to the City for the purpose of being returned along with the vacated existing right-of- <br />way to the property immediately to the East. <br /> <br />11) <br /> <br />Wherever possible, a 100 foot tangent section should be maintained at intersections. The <br />intersection of Garnet Street and Riverdale Drive should be re-evaluated with this in mind. <br /> <br />12) <br /> <br />Provision for possible future access to the Kelley property to the South is anticipated by the <br />creation of Outlot B. Care should be taken such that this lot is of developable size should <br />this street not be required. If this street is required, it should be noted that Lot 20 of Block <br />5 will be surrounded on three sides by street. This is not desirable, Consideration should <br />be given toward moving Outlot B further to the West, perhaps directly across from Jaspar <br />Street. <br /> <br />13) <br /> <br />Lots within this subdivision must comply with standards for non-riparian lots within the <br />Critical River Overlay Zone. These lots need to have a minimum width of 80 feet and a <br />minimum area of 12,150 square feet. The final plat should contain the exact areas of all <br />lots. <br /> <br />14) <br /> <br />The eventual continuation of Riverdale Drive to intersect with U.S. Trunk Highway #10 at <br />the intersection of Armstrong Boulevard is essential to the developer to achieve feasible <br />development of the business zoned lots. The Cit-), should reaffirm its existing thoroughfare <br />plan to insure this development. <br /> <br />Naming a through street as a "Circle" is inappropriate. The name of 138th Circle should be <br />modified. <br /> <br />16) <br /> <br />The layout of the sanitary sewer and watermain as proposed on the utility plan are generally <br />acceptable, however, detailed en~neering plans and specifications will be required prior to <br />final plat approval. <br /> <br />17) <br /> <br />Phased staging implementation should require Lots 2 through t3 of Block 4 to be platted in <br />a later phase.
